Here at Storyteller Media we teach a class "How to Generate Real Estate Leads Using Social Media" and I usually hear the same few reasons why you as an agent are not using Social Media or are unsure of how to generate leads. I usually hear... "I don't have time to use Social Media." "I see the potential, but sure how to do it." "Its difficult to calculate the ROI." Im hear to tell you that if you don't already know, Social Media is here to stay and it is and will continue to play a vital part in keeping and generating new business. The good thing is it doesn't take much to get on track and start generating leads right away. Below are 3 Effective Ways to Generate Leads w/Social Media ways that our clients are using and you can too! Twitter Advanced Search Are you using this FREE feature from Twitter? It’s crazy because the majority of people I speak with have no idea what Twitter Advanced Search is or does. Ok so imagine you can you had a database of 305 million monthly active users that you could see what they are talking about, what their needs are or for example, need a realtor. You can use Twitter search to find these people, using the following search phrase that will find tweets with the exact phrase I need a realtor. Search: "I need a realtor” You can also get specific by using Twitter Advanced Search to search for people who tweet from a specific location or by adding a city name to your search query. My suggestion is to come up with 5-10 search phrases that you can use everyday in your local area to find potential home buyers or sellers. It should only take you a few minutes a day and can produce some amazing results! Virtual Home Tours Not that long ago, having a virtual tour gave your online listing "wow" value. Today, virtual tours have become a routine—and even expected—element of property marketing. But that doesn't mean your virtual tours have to be boring.
